Inventory and Condition Form (Texas Apartment Association Official Form)

The Inventory and Condition Form is a crucial part of the rental process, designed to protect both the resident and the property owner. This official Texas Apartment Association form allows residents to document the condition of the dwelling unit at move-in or move-out, helping avoid disputes over damage or cleaning charges later on.

Residents are required to:

  • Inspect each room and item in the unit (walls, flooring, appliances, fixtures, etc.)

  • Note any existing damage, defects, pest-related concerns, or safety issues

  • Return the completed form within 48 hours after move-in

This form also includes sections for:

  • Bedrooms, bathrooms, kitchen, dining, and living areas

  • General and exterior conditions

  • Safety equipment (locks, detectors, alarms, etc.)

  • Pest concerns and move-in acknowledgments

The completed form becomes part of the lease file and is used to determine any charges at move-out.
